Other than informing your prospective buyers on the basics of your artworks, how much you are selling them, and who are the people who have bought from you, there are still some other things you can do to make the probability of the sale hike up even higher. Here are some of them.

Show Pictures Of Your Pictures

One way to encourage your prospective buyers to buy your art is by showing them photos of how other art collectors have made use or displayed the pieces they have bought from you. Seeing your pieces in working or living environments can be a great encouraging factor. If you do not have that many collectors yet, you can show them pictures of how you, yourself displayed your art in different kinds of environments.

If your prospect is someone who is not really that familiar with art, doing this tip can be very helpful and fruitful. Since they may be having some difficulty in imagining how or where they would display the piece, if ever they bought it from you. It can also be the case that they can’t really picture how the piece would look like in their office or home.

Be Service Oriented

If you really want to make a sale, then your attitude should show that you do so. Try to make time for transactions and meetings regarding your art. Also, try to make yourself available as much as possible to deliver your piece to the collectors?home or office. You should also help them with hanging it, or even make suggestions on where to place it, if they ask you to.

If your buyer hasn’t made a specific pick of which piece they want from your collection, you can also offer them that you bring a number of your art to their home or office, free of charge. Do this, so that they can see how it would fit in their environment. However, you should also make it clear to them that they are not obliged to buy it if they don’t want to.

Give Them A Taste Test

If you want, you can also offer people to have a piece or two of your works for a trial period of one or two weeks, just to see how they would like the pieces. However, with this kind of deal, you should make sure that you have a written contract about your agreement, get a promissory note, deposit or whatever kind of security for your art’s safety.

Fish Around

You may also want to try fishing around. Try asking people reasons of why they like or dislike a certain piece made by other artists. From their answers, get some ideas of how they would react if it is your art in the hot seat. Of course, you do not do this just to be discouraged, but to be able to think fresh and innovatively for your next pieces.

Talk Earth Language

One of the most common mistakes of artists that are first time selling their works is that they talk to impress. Yes, it is impressive if you know a lot of techniques, components and factors regarding art. However, not all people that would be interested in buying your work are artists too. Some of them may be everyday people who know nothing about the technical aspect of art, but are just simply captivated by your work.

If this is the case, try not to delve into elevated and heated art discussions, especially if they’re not really asking for it. Avoid giving them information that would remain undigested. Try to talk in their level, since intimidating your prospective buyer would be the last thing you’d want to do.

The more preparation you put into getting your house ready for home selling the more chance you have of getting a great price compared to an average price. And it doesn’t take that much effort

Timing

Buyers for good quality homes can be found all year round. The issue of timing is not as critical today as it was in the past. However, there are some important timing points you may wish to consider when selling your home.

If your property is located in a beachside suburb research indicates that Spring and Summer months are the best time to sell. For city sellers, vacation periods such as Christmas, mid December to beginning of January should be avoided. In tourist destinations, this same period can be the best time for home selling.

Presentation

The process, or indeed art, of presenting your home is an important one to master. Or get a specialist in to help. To achieve the highest possible price it is crucial you achieve the best possible presentation. This is similar to detailing a car before you sell it.

The emotional appeal required to arouse prospects into buying is unlikely to be achieved by a poorly presented house. And a neglected building sends out ‘warning signals’ to prospective buyers.

Do what ever it takes to have your house looking immaculate come inspection day. Some of the turn offs for buyers include:
- Cracked glass
- Animal odours in the house
- Evidence of damp or moisture in the walls
- Doors, windows or gates that stick
- Too much furniture or personal belongings cluttering the space
- Cigarette or strong food odours
- Stained carpet

To improve your home’s presentation, seek outside assistance, as many of these problems can be fixed quickly for very little expense.

If the house is vacant, renting furniture for the sale period is highly recommended. An average cost to furnish a three bedroom house for six weeks is approximately $4,000-$6,000 – a sound investment that will increase your home’s sale price.

Home Selling Preparation Checklist

1. Have your house cleaned and detailed professionally
2. Spending a few hundred dollars sprucing it up will increase the saleability and probably increase the sale price.
3. A ‘property stylist’ can enhance your homes appearance and appeal. This helps in securing a higher sale price.
4. Ensure you get a pest inspection and building report. – This allows you to have necessary repair work done prior to sale. A 100% clear report can be used as a selling feature.
5. The Contract for Sale should be prepared by your lawyer or conveyancer with all the essential terms and conditions.
6. It is advisable to have a survey of the land and buildings available
7. Make a list of everything that will be included in the purchase price. Standard items include light fittings, floor coverings, curtains and blinds.

Whatever your motive for home selling, the process can either be stress free and lucrative or tense and disappointing. Your choice. Hopefully these tips and checklist will assist you in stress free home selling.

Then consider a reduced price that you would be willing to bargain upwards from in the hopes of reaching some middle ground of acceptance to both you and the buyer.

Get an aggressive listing agent. The decision to get a listing agent must be dependent on personal recommendations. A hiring decision must be predicated on suggestions from friends, neighbors and colleagues as well as many interviews. In addition, make sure to come to an agreement about an exact, recorded marketing plan prior to signing a long term listing contract. Both you and your listing agent must be open to each other’s ideas. There are methods to advertise your house that your new broker could arrive at that includes: advertising copy, virtual tours, and flyers. Be receptive to ideas and try to think outside of that traditional real estate box.

So you want to sell your car and it’s the first time you have ever tried to sell a car. Well, here is what you can expect and a few tips to help you along. First of all give the car a thorough clean inside and out because not everyone wants to inherit your dog’s hairs all over the seats. You can add a few hundred pounds to its value with hardly any effort here. You would be surprised how many cars I have viewed which were absolutely scruffy. Next you have to let as many people as possible know your car is for sale. In the old days this meant advertising in a magazine but now we have the Internet. Some people still like to use magazines but this can be very expensive. You will probably also have to pay to advertise on the web but it should be cheaper and of course a lot more people could see your ad. If you are trying to sell a BMW and want to sell it quickly and without any cost to you, look here, this site has professional buyers waiting and they send your car details straight to them.

Once your advert is published (in whatever medium) you hope to get buyers on the phone. You would think that having seen your ad, people would know a bit about your car, but no, most will ask questions which you have already answered in the ad, so write a list of good things about the car and necessary information for your own use and keep it handy, oh, and switch your mobile phone off whilst driving. It’s not a good idea to be discussing the details of your car whilst driving or your may crash it – end of sale!

Some people will say they are going to come and see it so you cancel that lunch out with your friend you had just arranged and they don’t turn up. Others will bring their dad who know bugger all about cars and who will try to show their son or daughter just how clever they are by pointing out non-existent faults with your beautiful motor. Others will want a test drive with them in the driving seat. DON’T LET THEM. DON’T EVER let anyone go on a test drive without you in the car. Don’t let them drive it at all without them first showing you in writing they are covered fully comp to drive your car. In fact don’t let them drive it at all. They will thrash it, rev it, drive your beloved motor like you would never dream of doing and maybe even bend it.

After the test drive (in which you did the driving) is over and they know there is nothing much wrong with the mechanics they will look for other reasons to reduce the price, like that scratch only visible from 3 inches away when the sun is at 32 degrees above the horizon, or one of the tyres will need replacing in 10,000 miles, or the tax or test runs out in 10 months. After you have agreed to drop the price a little because this is now the tenth person to view the car and it’s still not sold, they agree to the purchase and say they will be back with the money in three days, and off they go never to be seen again.

#1 Price it right. Pricing your house correctly is the sigle most important part of selling your home.  Make sure you can price your house competitively so that it will sell when you want it to sell. 

#2 Improve your home – Improve your home by doing only the cheapst things.  Do not get into expensive jobs like remodeling a kitchen or bathroom.   Do things like paint an old dirty door or walkway. Now go throughout the house room by room, and take notes of all the things that need fixing. Little things matter and they could turnoff your buyers.  If you noticed them, the buyer will too.

#3 Declutter and Depersonalize. First get rid of any clutter.  You can even stage your home by making the beds and setting the dinner table.  Making sure the yard is clean as well as the inside of your home will ensure you sell your house fast and get the best price.

#4 Buy a Yard Sign – There are plenty of signs you can buy online.  You can also try home depot or lowes.  There are also of yard signs on Ebay.com.

#5 Take excellent photos – A picture is worth 1000 words.  Especially when that is the only picture you have.  No one is going to want to see your house or condo if it doesn’t seem worth looking at.  Forget photos that have no use, like a picture of a toilet or dirty closet.  If your house deserves it think about using a virtual tour or a nice camera.

#6  Highlight the fine points – Let the buyer know why they should buy your home or what is special about the house.  What do you enjoy? The buyer might appreciate the house for the same reason you did.

#7 Make the House Sparkle! Put all the finishing touches on your home.  Clean it up and keep it that way.  Make the beds, set the table.  Pretend Aunt Katherine is coming for dinner and the place has to sparkle.  Now that’s only if you have enough energy. If not just relax, the house will sell one day.

Assuming you are caught in a situation, where you are getting a new car and want to dispose off the one you are now using, you have two options. The first option is to contact a dealer who sells used cars and the other is to sell the car through your own efforts. The advantage of selling a car on your own is that you can get a higher price than what a dealer will be able to fetch. But the hitch is you will have to find the right buyer and that exercise can prove tedious and time consuming. It is common knowledge that selling a car privately is not easy and you will have to personally negotiate with people who do hard bargaining.

The first thing to do when you decide to sell your car is to put up an effective well-written ad. Keep the ad small and give details such as the car’s make, model and its general condition. You can also furnish the odometer reading as the car is a used one. You can insert an ad in the local newspaper and this is really effective as people in your local community will be seeing it and you can expect good response. Another way placing an ad is on the Internet. There are many well-known car sites in which you can place the ad.

Clean up the car thoroughly and try to give it a new shine. A well-maintained and good looking car will fetch you the price you expect because the prospective buyer will be impressed. Polishing the exterior body will make the car look clean and appealing. Make it a point to empty the inside of the car and remove all things from the boot. Check to see that all car fluids are at the right levels. This means you need to change the engine oil and see to it that the brake fluid is at the right level, before the buyers test drive the car. Have the tires checked and keep the tire pressure right. If your buyer is going to test drive it, he should not have a shaky ride because of low pressure in the tires.

It is prudent to keep the car’s service record ready to show the potential buyer details about how often you serviced the car. Keeping a copy of the car’s title document is also a good idea as your buyer will know for sure that you are the owner of the car. Buying a vehicle history report will also be an excellent idea. When you take the steps listed above, the buyer will rate you as a responsible owner and that you are not in a hurry to off-load a problem car.

If your goal is to purchase a better car, trading in your present car at the dealership can make the whole process quick and simple. You may not get the the price you would have commanded selling it on your own, but getting rid of your car speedily out weigh the difference in price. Please know there are some auto auctions that will sell your privately owned car, if you are willing to part with a modest percentage for their efforts. More often auction companies are used by banks to dispose of repossessed cars. But they may also be willing to dispose your used car for you.

When selling a home you can make a limited marketing budget go a long, long way

With just a few simple and well thought out strategies, any person or agent selling a home can make a big impact with a small marketing budget.

1. Small is best when it comes to print advetising:

Very few people have the big dollars to take out a full-page advertisement in a daily newspaper, but that doesn’t mean you should ignore print advertising as part of your marketing plan for selling a home; there are many numerous available alternatives.

Church newsletters and bulletins usually offer advertising space to local residents and businesses, at a great price. These print vehicles are particularly effective for advertising a family home or smaller unit that would be of interest to the church goers.

Newsletters from alumni groups, organizations, neighborhood subdivisions can also provide low-cost options for selling a home.

Most newspapers today are hurting for more money, weekly newspapers are no exception. Weekly newspapers are relatively low-cost vehicle you can use to communicate with potential buyers, particularly if you are targeting an older demographic.

2. Market what you do best:

Promoting your expertise differentiates you from the pack and can result in free advertising. Selling a home is all about grabbing the attention of as many prospect buyers as you can, regularly.

Contact your local radio, TV stations and newspaper when you list your property. And again when you have made improvements, past or present. The newspaper may decide to run an article on your area of expertise such as design, interior layout, your garden, color schemes you have used in your home. All these subjects are of interest to their readers and viewers and therefore to them.

You may be invited to be a guest on the radio, TV station. If you do appear a radio or TV show, make sure to get a recording of your appearance and put it up on your realtors Web site. As the saying goes ‘priceless’ free publicity for those selling a home.

3. Pick up the phone:

Although it’s the most basic form of marketing and communication, it’s a well known fact within the real estate industry that most home sellers do not like to pick up the phone to make cold calls.

According to statistics, just 30 minutes a day of calling potential buyers or people who have previously seen your property can bring in results.

Making calls to local businesses, organizations, universities and schools to ask if you can promote in their newsletters or supply an article about your home which may be of interest to those that want to live close to the school etc. can also result in new prospects.

4. Keep communicating:

No matter what marketing vehicle or methods you decide to use in your program for selling a home, make sure they are reaching buyers (lapsed, current and potential) on a consistent and regular basis.

The experts recommend anyone selling a home should be communicating with potential buyers in some form or another every four to six weeks.

So as you can see you do not need big advertising dollars when selling a home. These ideas can be used with or without a realtor.

Selling a home is all about letting as many people as possible know your house is for sale.
